What North Austin & The Domain is actually like

  • The Domain is mixed-use Class A: retail and residential under the office, garage parking, and rents that track downtown rather than the suburbs.
  • Outside it, the Braker, Walnut Creek, and Parmer corridors are flex, warehouse, and single-story office — surface parking, easy truck access, and a very different cost basis.
  • The commute math is the real draw: north Austin reaches Round Rock, Cedar Park, and Pflugerville without crossing town.

Who it suits: Tech and growth companies that want the Domain’s amenities, and operations, service, and light-industrial users who need space that works more than space that impresses.

What it costs

CoStar groups the Domain with the CBD for pricing: $38–$46/SF NNN for Class A. Step outside it and the corridor product prices far below that. Our current north Austin lease listing is quoted at $13.00/SF.

Austin-wide, vacancy is 15.7% and falling — its first year-over-year decline since 2022 — with net absorption of ~2.6M SF over the trailing year. Average asking rent is ~$42/SF full-service (~$51 Class A, ~$37 Class B).
