What East Austin is actually like

  • Cesar Chavez, East 5th, and East 6th carry most of the office product — much of it adaptive reuse, with exposed structure and roll-up doors intact.
  • Parking is the constraint that catches tenants out. Ratios here are well below what a suburban building offers, and it is the single thing to check before signing.
  • The newer boutique buildings deliver Class A finishes on a smaller floorplate, which suits firms of 10 to 40 people.

Who it suits: Agencies, studios, tech teams, and any company whose people bike or want to walk to lunch — and who would rather not be in a tower.

What it costs

East Austin prices between the suburbs and the CBD — closer to downtown than a suburban park, without the tower rent. Market-wide, average asking rent is ~$42/SF full-service. Our current east Austin lease listing is quoted at $30.00/SF.

Austin-wide, vacancy is 15.7% and falling — its first year-over-year decline since 2022 — with net absorption of ~2.6M SF over the trailing year. Average asking rent is ~$42/SF full-service (~$51 Class A, ~$37 Class B).
