What Central Austin is actually like
- Buildings here are older and smaller — two and three stories, surface lots, suites that start well under 2,000 SF.
- The 38th Street corridor is medical and professional, built around the hospitals; the Lamar and Burnet side runs to agencies, studios and small firms.
- Parking is the quiet advantage: free surface spaces at ratios no downtown garage can match, which matters more to most companies than the lobby does.
Who it suits: Medical and dental practices, therapists, accountants, architects, agencies — anyone who wants a central address, a small suite, and somewhere for clients to park.
What it costs
Central Austin prices well under the CBD: Class A base rent downtown runs $38–$46/SF NNN, while central product is older, smaller and quoted a long way beneath that. Market-wide, average asking rent is ~$42/SF full-service. Across our current central Austin lease listings, quoted rates run $24.00 to $30.00/SF.
Austin-wide, vacancy is 15.7% and falling — its first year-over-year decline since 2022 — with net absorption of ~2.6M SF over the trailing year. Average asking rent is ~$42/SF full-service (~$51 Class A, ~$37 Class B).
