  • The 183A corridor through Cedar Park and Leander is newer, lower-density, and mostly single-story office and flex.
  • Round Rock runs along I-35 with a deeper base of corporate and back-office space, anchored by the large employers there.
  • Both submarkets are strongest for tenants who value parking ratio and cost per seat over proximity and amenities.

Who it suits: Companies whose workforce lives in the northern suburbs, plus back-office, operations, and service businesses where cost per seat is the deciding number.

What it costs

The northern suburbs sit at the lower end of the suburban band — Class A base rent market-wide runs $24–$33/SF NNN, and Cedar Park and Round Rock generally price under the in-town suburban submarkets.

Austin-wide, vacancy is 15.7% and falling — its first year-over-year decline since 2022 — with net absorption of ~2.6M SF over the trailing year. Average asking rent is ~$42/SF full-service (~$51 Class A, ~$37 Class B).
