The Process

Step 1.      Submit search request form
Step 2.     Answer follow-up questions via email or phone
Step 3.     We complete a custom search for ALL options that fit your criteria and budget
Step 4.     Receive emails with available listings: pictures, map, rates, and floor plans
Step 5.     Create a short list of the best options
Step 6.     Schedule a 1-3 hour time block to tour offices with your agent
Step 7.     Negotiate, Sign and Move-in (More than one step, but we’ll make easy for you)

Successful companies are often interested in buying property instead of leasing because of the long term financial benefits. We help locate available properties, arrange inspections, get construction bids, connect you with financing options and evaluate the cost of purchasing vs leasing.

Good candidates for buying:

  • Anticipate the building or condo working for the next 5-10 years
  • Have ample cash for down payment, remodeling and maintenance (cash not needed for working capital)
  • Have specific build-out requirements that necessitates heavy remodeling and customization (dentists)

Bad candidates for buying:

  • New businesses
  • High growth companies
  • Companies that require flexibility

There are three main areas we help you negotiate:

1. The Deal – Price & Terms

2. The Contract – Legal Document (often in conjunction with your attorney)

3. Issues / Problems – Troubleshooting when things don’t go as promised or planned.

  • Tenant Broker Negotiation Advantages
  • Utilizes experience to avoid costly pitfalls.
  • Creates competition by introducing multiple properties.
  • Utilizes past experience with: landlord’s broker, ownership & the market to shape the deal for tenant’s benefit.
  • Sells tenant to landlord.
  • Advocates for tenant to insure fair treatment.
  • Trades goodwill with landlord’s broker & owner to solve problems that arise.
  • Uses industry knowledge to take advantage of unknown opportunities.

Whether you’ve outgrown your space or downsized, disposing of space is sometimes necessary. We use a variety of resources to give your office a leg up on the competition. In addition to introducing your space to our developed network of brokers and on various listing services, we’ve developed a website dedicated to listing sublease space in Austin.  As a client, your space would be a featured listing at www.AustinSubleases.com.
